This financing is EQUITY PARTICIPATION and a SHARING OF PROFITS. This is NOT lending. We are a European PRIVATE INVESTOR network. We prefer long term relationships with experienced developers.

  • $5 Million Minimum Investor Participation.
  • $300 Million Maximum (larger projects considered on a case-by-case basis)
  • We prefer projects that are based in the USA or in the Caribbean.
  • There is minimal cash required by project principal (see note on services fee below).
  • The items below are required (MANDATORY) and must be in your Executive Summary (ES) in order to evaluate your project and make a determination if there is further interest:
    • Indicate the goals for your project in the ES and include why the design, location, timing and your business team are correct for your project.
    • State the total cash amount of the budget that the project owner is providing in US Dollars (if any).
    • State the total amount of funding sought from Private Investor (stated in US Dollars).
    • Background of the project owner (Bio/Resume, Projects Completed, etc)
    • Submit a 2-Page (maximum) Executive Summary (ES) to include a minimum 40% ROI (65% is the norm for most investments at this time). (Click For Sample Executive Summary)  Important that the ES be in the attached format.   Investor reviews many projects on a daily basis. Strict adherence to this format will assure your project is reviewed for interest in a timely manner. Click for the format for the financial information in the Sample Executive Summary.
  • If there is interest in the project, a complete business plan and budget will be requested. Anticipate this step and be prepared… this will expedite final review/approval and the funding process.
  • Participate in a conference call with investor network representatives.
  • Meet face-to-face with Investor if there is interest... the actual Person with the checkbook!

General information: This is a European in-house, Patriot Act Compliant equity investment program. There are no middlemen between you and the investor… unless the project owner's intermediary has brought forward the project. We are partner investors and project principals and conduct business face-to face. There are no credit checks, personal financials, project cash investment requirements, or other criteria ... what counts with us is the project itself and the project principals.

It is that simple. In return, investors will seek up to 50% equity share in the project and up to 50% of the profits. Make sure that the financial section of the Executive Summary reflects the amount sought from investor and the resulting ROI. A client representative (broker/intermediary) would generate compensation directly from the client under a separate agreement, to be paid out of the first tranch of funds.

Note: Services Fee: Our US based investor network representative will collect a fee for facilitation, coordination and translation (many of the European investors do not have a good command of the English language) services with the European investor network. The Services Fee is due ONLY if investors in the network are interested in the project and payable before the actual investor meeting. The fee is either $3,750 for a web based conference from your location or $7,500 for a face-to-face investor meeting in Europe (Both are partially refundable).  Project owner pays all travel related costs for their participants. More details provided on the payment options and refunds for the services fee if/when the project is accepted and the project owner wishes to proceed. A conference call will be arranged with a US based representative to answer further questions regarding funding parameters and investor qualifications.

As investors, we are prepared to invest to the point of ultimate security that all dollars needed for the project are available for use. As the investor, we become your financial partner and seek simply a return on investment. Investors are NOT engaged in the project at all.

The ability to meet with an investor face-to-face who will provide funding based on the project and the qualifications of the principal and the management team is a simple process and has worked well for us and our clients. For advanced projects, funding can be available in as little as 30 days.
