A private mortgage note is created when a real estate owner sells a piece of property using owner financing.

Owner financing means the property seller, rather than a bank or lending institution, finances the sale of the real estate. The owner accepts a down payment from the buyer and a mortgage promissary note for the balance.

Today, owner financing has become an established and accepted practice in real estate. And because of the private mortgage industry, owner financing is an even more attractive option than it once was in the past.
